The Buyer Broker Agreement, explained

The form that makes our working relationship official, in plain language. What it is, what it covers, and why signing it is how I go to work for you.

Since 2024, a signed Buyer Broker Agreement is required before an agent can show you homes and represent you. It can feel like paperwork out of nowhere. So let me walk you through it, the same way I walk you through the purchase contract, so you know exactly what you are signing and why it is on your side.

Walkthrough coming soon
I am filming a full plain-language walkthrough of this agreement. Until then, here is exactly what it covers.

Here is the honest version: this agreement is not about locking you in, it is about clarity. It says who I represent (you), what I will do, how I am paid, and how long it lasts. Everything in it is meant to protect the person signing it.

Why signing it is a good thing

Without it, I am just someone opening doors. With it, I am legally your agent, which means I owe you loyalty, honesty, and confidentiality, and I have to put your interests ahead of my own and everyone else's. The agreement is what turns me from a helpful stranger into your advocate. That is the whole point of it.

What the agreement covers
Who I representyou, the buyer, and my duties to you
What I do for yousearch, tour, advise, negotiate, guide to close
The termhow long it lasts and the area it covers
Compensationhow I am paid, and that it is negotiable
Exclusivitywhether you are working with me or others
How it endshow the agreement can be cancelled

In one sentence.

Signing the Buyer Broker Agreement is simply how you tell me to go to work for you, and how I promise to put you first. Once it is signed, we are officially a team, and I can do everything a buyer's agent is meant to do.

The honest fine print: This page is educational only. It is not legal advice and not a substitute for reading the actual agreement or speaking with an attorney. The Buyer Broker Agreement is a state-approved form, and its terms, including compensation, are negotiable between you and me. Nothing here creates a representation relationship until the agreement is signed.
