This is the most time-sensitive item on your list. Don't wait on this. A general home inspection covers the structural, mechanical, and overall condition of the property. From there, your inspector may recommend specialists for specific areas like the roof, foundation, or HVAC.
Even with the Seller Property Condition Disclosure in hand, I always recommend getting your own inspection. The SPCD tells you what the seller knows and is willing to share, your inspector tells you what's actually there.
