When you go in to sign, you'll be completing all of your final loan and closing documents. Your signing appointment is a big moment, but it's important to understand what happens next.
Important: Signing does not mean you officially own the home yet. It's a major step, but there are still a few things happening behind the scenes before ownership is finalized.

Once you've put pen to paper, a sequence of events happens in the background. Here's exactly what's taking place while you wait:

Your lender sends funds to the title company
The lender wires the loan proceeds to the title company to fund the transaction.

The title company balances the transaction
All debits and credits are reconciled, making sure every dollar is accounted for correctly.

The full package is sent to the county recorder
The deed and all required documents are submitted to the county for official recording.

The deed is officially recorded in your name
This is the moment ownership transfers. You are now the legal owner of the home.

Possession
Possession follows the terms outlined in your REPC. Here's what that means in practice:
If Your Contract States "Possession Upon Recording"
The sellers will release keys only after the deed has been recorded, not when you finish signing. Recording is the official transfer of ownership, and that's the trigger for key handover.
Kelsie will notify you the moment recording is confirmed. You don't need to guess or wait by the phone, you'll hear from me as soon as it's official and you're clear to get your keys.

Recording timelines in Utah County depend largely on when your signing takes place. Here's a general guide so you know what to expect:
Morning Signing
Earlier signings have the best chance of recording the same day. Still not guaranteed, but very possible.
Afternoon Signing
If signing happens later in the day, recording will typically not happen until the following business day.
Friday Signing
If you sign Friday afternoon and it doesn't record the same day, recording will happen Monday morning.
The county processes recordings in the order they are received, and unfortunately there's no way to rush this process (as much as we wish there was!). This final stretch can require a little patience, but you are so close.

A few things to have ready before your signing appointment so everything goes smoothly:
Bring a valid government-issued photo ID
Driver's license or passport, required to sign closing documents
Confirm your closing funds amount with the title company
Cashier's check or wire, always verify wire instructions by phone, never from email alone
Schedule your final walkthrough before the signing appointment
This is your last chance to confirm the property's condition before closing
Have utilities set up in your name before closing day
Power, water, gas, you'll want these ready to go the moment you get keys
